More than just walking through.

The final walk-through is the crucial last step before closing on a home. This is the last chance a buyer has before closing to make sure everything is in working condition. This exercise should not only make the buyer feel more confident about their purchase, it should also pinpoint any last-minute problems that should be addressed before settlement.

Plan your walk-through in the last week before closing on a home. At this time the potential buyers should check all existing major appliances to ensure they are in working condition. Turn on the dishwasher or washing machine, turn on and off lights, check outlets, turn on water faucets and check for leaks, test heating and air conditioning, and check doors and windows. Check that there are no missing screens and that if the home has storm windows, you know where they are located. Confirm that if the seller agreed to leave any fixtures, such as a chandelier, they are still present. Likewise, if they agreed to remove items, make sure that has been done. Check the garage, basement, and attic, as well as yard, for unwanted items.

See that there is no new damage that has been incurred during the process of the seller moving out. Also, look for any signs of mold or water damage that has developed since you had the home inspected.

If you do identify problems, tell your realtor. They will help you get them cleared up before closing. The seller is most likely very eager to close the deal and will comply with any request.

Take your time to do a thorough walk-through before closing to ensure there are no surprises. Once this last step is completed you are about to be the proud owner of a new home.
